Description:
A comprehensive net present value analysis of commercial lease proposals received from up to five different landlords. Provides for both after-tax and before-tax analysis with the ability to include associated costs that are to be capitalized or expensed.

Printed reports include side-by-side building summary comparisons as well as 11-year Cash Flow Projections and Discounted Cash Flow Tables for each individual building being evaluated.

A unique and powerful component of the program is its ability to compare how each building measures up with respect to its features. Rating the amenities, services and facilities of one prospective building over another begins by assigning a "weight" to 16 different building features deemed important by the tenant. While individual catagories can be changed to reflect each tenant's particular concerns, the default list of features include such items as "Location", "Image", "Parking", etc.

The "Rating Worksheet" can then be printed and used by the property tour leader to keep track of the tour group's consensus on how each building rates in each of the feature categories. After these rating numbers have been entered into the program, an unsurpassed graphic presentation can be printed out comparing each building's lease cost per usable square foot with its Qualitative Feature Rating.
